Concrete in Malabar and Grant-Valkaria — acreage lots, long driveways and big slabs
South of Palm Bay the lots get big. Malabar and Grant-Valkaria are one- to ten-acre parcels along Malabar Road, Babcock Street, US-1 and Valkaria Road, with long driveways, barns, workshops, RVs and a culvert under the entrance that's on a town or county road.
Malabar (about 3,000 people) and Grant-Valkaria (about 5,000) are the rural south end of the Palm Bay area: horse properties, nurseries, hangar homes at Valkaria Airport, big block houses on acreage with a pole barn and a pad for the tractor, and a driveway that can run 300 feet from the road to the garage. The concrete jobs are bigger and fewer than in town: a long driveway that needs a pump truck and two loads; a slab for a 30-by-40 workshop or barn with the anchor bolts on the manufacturer's layout; an RV pad for a 45-foot coach; a pool deck around a big pool; and the culvert under the entrance, which sits in a town or a Brevard County road and gets permitted through whichever owns the road.
Ground and drainage still run the job. The land south of Palm Bay drains toward the Sebastian River and the St. Johns marsh, the water table is high on the western parcels, and a lot of the acreage has old fill, buried stumps and muck from when it was cleared. We probe before we quote a big slab, dig out what has to go, build up and compact a base that stays dry, and pour thick — six inches with rebar under anything with wheels or a roof. Barns and workshops go through the Building Division as structures; the culvert and apron are a right-of-way permit with the Town of Malabar, the Town of Grant-Valkaria or Brevard County Public Works depending on the road.

How much does a long acreage driveway cost?
Roughly $7.50 to $12 per square foot for a four-inch broom-finished slab on a compacted base, so a 12-foot-wide, 250-foot driveway runs about $22,000 to $36,000 including the apron and culvert. A gravel or crushed-concrete drive with a concrete apron and a concrete pad at the house is a common way to get most of the benefit for a third of the cost, and we'll quote it both ways.
Do I need a permit for a barn slab?
The barn does — it's a structure under the Florida Building Code, permitted through Brevard County or the town, and the slab, footings and anchor bolts are inspected as part of it. We pour to the building's engineered drawings. A bare equipment pad usually doesn't need a permit but still has to respect setbacks.
Who permits the culvert at my entrance?
Whoever owns the road: the Town of Malabar or Grant-Valkaria for town roads, Brevard County Public Works for county roads, and FDOT for US-1 frontage. We figure out which on the site visit and pull it.
