Bayside Lakes and the communities around Bayside Lakes Boulevard were built in the 2000s with a pool in every third cage and an architectural review committee for every driveway. Palm Bay Colony next door is thirty years older. We know both.
Southeast Palm Bay is two cities. Bayside Lakes, off Bayside Lakes Boulevard and the south end of Babcock and San Filippo, went up between about 2000 and 2008: stucco homes with screened pools, paver or plain driveways with a single-width apron, HOA covenants that regulate driveway width, finish, color and whether a boat can be seen from the street. The pool decks in those cages are hitting twenty years, the cool-deck is chalking and the coping joints have opened, and the driveways that were poured fast on uncompacted fill during the boom are settling at the garage and at the swale. Palm Bay Colony, east toward the lagoon, is 1970s and '80s GDC-era block ranches with the same original-driveway and root-heaved-walk problems as the northeast.
In Bayside Lakes most of what we do is pool-deck resurfacing and replacement, lanai extensions inside and beyond the cage, driveway widening for the second car, and stamped patios — with the drawing and sample the architectural committee wants, because we've been through that review enough times to know the questions. In Palm Bay Colony it's driveway replacement, apron and culvert work, and the occasional addition. Both are inside the city, so the swale aprons go through Palm Bay Public Works.

Will my HOA approve stamped concrete or a wider driveway?
In Bayside Lakes and most SE communities the committee approves finishes and footprints it has seen before and wants a drawing, a sample and sometimes the contractor's insurance. Stamped patios inside the cage are routine; a wider driveway is approved when it stays inside the lot's setbacks and the apron doesn't exceed the community's width. We prepare the package and we've rarely had one turned down.
My 2005 pool deck has hairline cracks and it's chalky. Replace it?
Almost certainly not. If it's level, the coping joint is tight and it doesn't rock, a knockdown overlay gives you a new deck for a third of the cost of a new pour. We'll walk it and tell you. If it's sunk into the pool backfill or the coping has separated, then it's a replacement — and we'll show you why.
Do I need a permit in Bayside Lakes for a driveway apron?
Yes — it's inside the City of Palm Bay, so anything in the right-of-way needs the Public Works Driveway and Lot Drainage permit, on top of the HOA approval. We pull the city permit; you handle the HOA form with our drawing.
