Viera is the Viera Company's master-planned city, Suntree its 1980s–'90s neighbor, and both are HOA country: architectural review for every driveway, pavers on half the streets, and cages full of pool decks that are due for a new surface.
Viera and Suntree are central Brevard's planned communities — about 30,000 people in Viera's villages east and west of I-95, 13,000 in Suntree — built from the 1980s (Suntree) through the 2000s and still going (Viera West). The houses are stucco with pool cages; the driveways are pavers as often as concrete; every community has an architectural review committee with its own rules on finish, color, width and visible boats; and most streets have curb and gutter rather than swales. The concrete work is the second-decade kind: pool decks that need resurfacing, lanais that need extending, driveways that need widening for a third car, stamped patios, and the equipment and generator pads that come with a renovation.
Viera and Suntree are unincorporated Brevard County, so anything in the right-of-way — an apron, a curb cut, a public sidewalk panel — is a Brevard County Public Works permit, and the HOA review runs alongside it. We prepare the drawing and the sample board the committee wants, we've been through most of the Viera and Suntree associations' processes, and we pour finishes that sit comfortably next to pavers when the driveway is pavers and the patio is concrete.

Yes — a stamped or textured finish in a complementary color, or a smooth-trowel border that echoes the paver band, reads as a design choice rather than a patch. We bring samples so you can see it against your pavers before you decide.
Who permits a driveway widening in Viera?
Brevard County Public Works for the right-of-way part — the curb cut and the apron — plus your HOA's architectural review for the whole thing. We handle the county permit and give you the drawing for the HOA.
My Suntree pool deck from 1995 looks awful but feels solid. Resurface?
Almost certainly. A knockdown overlay in a lighter color makes it look new, makes it cooler, and costs a third of a new deck. We walk it first and tell you if anything underneath says otherwise.
