Concrete in northwest Palm Bay, Lockmar and Emerald Lakes — the 1980s and '90s city
Lockmar Estates, Emerald Lakes and the units between Malabar Road, Minton Road and Palm Bay Road were built in the 1980s and '90s: half-acre and quarter-acre lots, big oaks, pool cages, and driveways and lanais that are thirty-five years old this year.
Northwest Palm Bay — 32907, roughly the quadrant north of Malabar Road and west of Babcock — is the city's middle-aged core. Lockmar Estates and Emerald Lakes were laid out with bigger lots and less of the GDC grid feel; the units along Emerson, Palm Bay Road and Minton are standard quarter-acre block ranches from the '80s and '90s; and the Malabar Road corridor carries the hospital, the shopping and the traffic. The concrete here is at the age where it fails predictably: driveways with a settled apron and a crack down the middle from the sprinkler line, lanais that were never big enough, pool decks that have outlived their cool-deck, front walks with a trip lip where the oak got under them.
Most of our NW work is straightforward replacement and improvement: driveways replaced on a compacted base with a new apron and, where the culvert is crushed or silted, a new pipe under the Public Works permit; lanai extensions and screen-room slabs tied to the existing pad; pool-deck resurfacing where the slab is sound; boat pads on the bigger Lockmar lots; and walkway and apron lifting where the slab just needs to come back to grade. Can you match the new driveway to my lanai and walk?
Yes — same broom texture, same edge, an expansion joint where the driveway meets the garage slab and the walk so nothing lifts. New concrete is lighter than old for the first few months and then blends in.
My apron is fine but the culvert is crushed. Do I have to replace the apron too?
Not always. If the apron is sound and just sitting on a bad pipe, we can sometimes tunnel and replace the pipe, or lift the apron, replace the pipe and set it back. If the apron is cracked across the pipe, it comes out with it. Either way it's a Public Works permit because it's in the right-of-way.
How long will a new driveway take on a Lockmar lot?
Three to five working days for a two-car driveway; a day longer for the long driveways on the half-acre lots. Cars stay off it for seven days.
